The questions owners actually ask

Short, honest answers — the ones I went hunting for when we started letting the Sitges flat. Where it genuinely depends, I've said so.

My property's in Catalonia — do I file to SES?

No. Catalonia files to the Registre de Viatgers dels Mossos d'Esquadra, not the national SES.Hospedajes. Sending your data to SES does not satisfy the Catalan obligation — and vice versa.

I live abroad with no Spanish digital ID — what now?

The portal needs strong electronic identification (idCAT, idCAT Mòbil, Cl@ve or an FNMT certificate) and a NIE behind it. You obtain these yourself — no service can get them for you. Owners abroad often appoint a representative who already holds a credential. A tool can prepare your compliant file; the login stays yours.

Can't I just photograph the passport?

No — and it's wrong twice over. Keeping an ID image is over-collection under data-protection rules, and a photo lacks required fields anyway: residence, a contact, and for guests living in Spain the official INE municipality codes. The register works from typed data, not pictures.

What about children?

All guests are registered, including children. Under-14s need not present an identity document, but their name, date of birth, sex and nationality are still recorded.

Does Airbnb or Booking file this for me?

No. Platforms report their own bookings to the authorities, but the duty to file each guest's details stays with you, the host.

How long do I keep records?

Professional hosts keep the documentary file for three years from the end of each stay. Only the data fields go to the portal — and don't keep ID image copies.

Is this the same as the Catalan tourist tax?

No. The guest register is a public-safety record; the tourist tax (impost sobre estades en establiments turístics) is a separate charge with its own rules. Hosts often confuse them — which is partly why Stay Comply is growing to handle tourist tax too.

If the answer to most of these is "ugh"
